The surface itself

Tile, Colorbond, render, weatherboard, concrete and aggregate each want their own method and product. Some are slower and more careful than others.

Access and pitch

A steep roof, a two-storey wall or a tight canal-side block means harnesses, wands or platforms. Single-storey with easy access is the cheapest end.

Condition

Light surface grime washes off fast. Heavy mould, lichen, set-in oil or failing paint takes dwell-time, repeat passes, or a repair pathway first.

Repairs needed

A clean is one price. Slipped tiles, failed pointing or peeling paint that needs fixing first is a different scope, quoted separately so you can compare.

Run-off and containment

On driveway and degreaser work we block the stormwater pit and contain the wash water. It is part of the job, not an extra, but it is real time on site.

  1. 1 The surface, named. Tile or Colorbond, render or weatherboard, concrete or aggregate. We write down what we are actually working on, because the method follows the surface.
  2. 2 The method for that surface. Soft-wash biocide, degreaser dwell-time, the right nozzle. The right pressure for the surface, not a one-size blast.
  3. 3 The scope, in writing. Exactly what is included and what is not. A clean, a repair pathway, or both, named so you can compare quotes like with like.
  4. 4 The realistic life span. How long the result actually holds on this coast, and the maintenance cycle that keeps it there. No lifetime numbers.
  5. 5 Open items and the cap. Anything we cannot see until we are up there, flagged before we start, with a cap on what a variation can add to the invoice.
If a quote doesn’t show these lines, you can’t compare it, and you don’t know what’s been cut.

Option A

Single surface clean

Just the one job done well: the roof, or the house wash, or the driveway. A soft-wash or pressure clean matched to that surface.

Right when: The surface is sound and just dirty, and you only need the one thing done.
Wrong when: The roof has failing pointing or slipped tiles, or you have several surfaces due at once.

Full exterior reset

Roof clean, house wash and gutter clean booked together. Everything dries at once and you save the separate call-out costs.

Right when: The whole exterior is tired and you want it back in one visit before the wear sets in.
Wrong when: You only have one surface that needs attention, or the roof needs structural repair first.

Roof restoration

Re-bedding, flexible repointing, tile repair and an optional recoat. For a tiled roof with life left that does not need replacing.

Right when: The tiles are sound but the pointing has cracked or tiles have slipped, and three roofers quoted a re-roof.
Wrong when: The roof is structurally fine and just dirty, where a clean is the right call instead.

Diagnose first

Heavy mould, failing paint, lead or asbestos, or a roof you are not sure about. We assess on site before we commit to a scope.

Right when: The condition is bad or uncertain and you want it diagnosed before anyone quotes a fix.

Pricing questions

Pricing, answered straight.

Why is one quote $4,000 and the next $12,000 for the same roof?
Almost always because the two quotes are pricing different jobs. A clean, a re-point-and-recoat restoration, and a full re-roof are three different scopes with three different prices, and a kerbside quote usually guesses the worst. Ours names the scope in writing so you can compare like with like.
Do you charge for a quote?
No. A walk-around or a look at your photos is free and no-obligation. For most jobs that is all we need to put a real number in writing.
Is a cash discount to start tomorrow a good deal?
Usually it is a warning sign, not a saving. Cash, mate is rates, start tomorrow is the line uninsured operators use, and paying cash with no invoice leaves you with no statutory warranty if it goes wrong. We invoice everything and the GST is on the quote.
Can you bundle services to bring the cost down?
Yes, and it usually works out cheaper. A roof clean, exterior wash and gutter clean in one visit saves the separate call-out costs and everything dries together. We show the bundled and separate prices so you can see the saving.
