Most quotes for a full re-roof get written from the kerb, not from on the roof. If the tiles are sound and the cracking is confined to the pointing, restoration gives the same result for about a quarter the cost. We walk the roof first and tell you straight which one it is.

What this job includes.

  • Structural first: replacing slipped or broken tiles and re-bedding ridge caps where the mortar has failed.
  • Flexible repointing along ridges and hips, the modern pointing that does not crack like old rigid mortar.
  • Optional cosmetic recoat: a soft-wash plus a protective membrane in the colour you choose, quoted separately.
  • Open items flagged before we start and a cap on what a variation can add, so the invoice holds no surprises.
Our system: We quote the structural, protective and cosmetic parts separately so you can do all three or just the first two, and we name the realistic recoat life span rather than a marketing lifetime number.

  2. 2 The method for that surface. Soft-wash biocide, degreaser dwell-time, the right nozzle. The right pressure for the surface, not a one-size blast.
  3. 3 The scope, in writing. Exactly what is included and what is not. A clean, a repair pathway, or both, named so you can compare quotes like with like.
  4. 4 The realistic life span. How long the result actually holds on this coast, and the maintenance cycle that keeps it there. No lifetime numbers.
  5. 5 Open items and the cap. Anything we cannot see until we are up there, flagged before we start, with a cap on what a variation can add to the invoice.

Roof Restoration: common questions.

Three roofers said we need to replace the roof. Do we?
Quite often, no. If the tiles are structurally sound, the cracking is confined to the ridge pointing and the underlayment is intact, what you actually need is restoration, usually a quarter the cost of a re-roof with the same visual result. We tell you straight after a proper walk-on which one it is.
How long does the recoat actually last?
The membrane works hardest in the first three to five years, then slowly fades under UV like every coating. Eight to ten years before it is visibly tired is a realistic call for this subtropical coast. We give you the actual product spec, not the lifetime number on the brochure.
